SITE IDENTIFICATION & DEDICATED PREDEVELOPMENT TEAM
Our pre-development team will work collaboratively together in negotiating a purchase and sales agreement for the land and building. They will also work to procure and navigate due diligence of the site purchase with the environmental, traffic, and geotechnical reports as necessary. With almost half a century of combined experience in the real estate business, and almost the same number of schools built, you can be assured your investment in your charter school will be welcomed with an agreed upon land purchase that will fit your budget and vision.

LEASING AND FINANCING OPTIONS
Securing and financing school buildings can be a challenging endeavor. Under the Braintree Properties umbrella, we assist with securing leasing and financing a new facility. We will help facilitate acquiring a loan through our many partnerships we have across the country with financial lending institutions. Not only do we assist with the loan on the front end to get the process moving, but we have had a 100% success rate with assisting in taking the loan to the bond market once enrollment stabilizes. This provides the lowest cost of capital available in the marketplace. In turn, your facility mortgage will be extended and payments reduced significantly.

Braintree’s Architecture and Interior Design team unite the end-to-end solution provided for each Client, seamlessly managing each project from pre-development and due diligence, through construction, to move in day. Our design team understands the complexities of the Planning, Zoning, and Permitting scopes of work and how each project is unique to the area and municipality involved. The upfront collaboration that our Pre Development and Design Teams take to build a relationship with the municipality involved, lends to the success of the project. We hold our client’s best interests in mind throughout this entire phase. The Braintree construction management team includes our Director of Construction, Construction Manager, Project Architect, Interior Designer, Construction Scheduling Expert, and Project Account Management Personnel.In order to provide clear and concise information to our clients during the construction process, Braintree construction management tailors each project to guarantee a full team collaboration through a single source of accountability.
